Update on water - February 29th, 2012

Plumbing Repair
Water has been restored to the clubhouse and the towers. The repair was successful. All of the cabana units were rechecked and we left the water turned off to all units. Thank you everyone for your patience.

Update - February 29th, 2012

Plumbing Update
The new piping will be installed tomorrow, February 29th, 2012. The water supply to the entire complex will be shut off around 10 AM or 11 AM. It will be down for about 3 hours. When the water is restored, I will send out an email to all residents.

Back Gate Codes
The back gate codes will be changing Monday March 5th.

Update - February 27th, 2012

Clubhouse Water and Plumbing Repair
First of all, I would like to apologize to all the homeowners for the water not being restored to the clubhouse on Saturday. Water Works found the part that was needed to make the repairs to the PRV and asked for it to be overnighted to one of the lead techs house before Noon on Saturday to be installed the same day. Unfortunately this did not happen. It was mistakenly sent to the supply warehouse instead. Water Works was here this morning and started work on the PRV. They found out after they opened the PRV, it was not the diaphragm. The connecting shaft, between the portion of the valve that moves and the portion that does not move, the threads have rotted along with the nut. This is what caused the PRV to fail. There are two options, to replace the PRV or do away with the PRV all together since it only services the clubhouse and does not need to be run through the booster pump as it currently is. Both would be around the same price and about the same time frame. To get the PRV to us or install the new piping is going to take a few days. We are going to do away with the PRV and install the new piping, this will prevent this incident from happening again. None of the water in this loop goes anywhere above the 2nd floor. Incoming pressure from the city is about 50 pounds or so. Another building shutdown will occur and should only be down for 3 hours. they will cut in another 6" tee into the main ahead of the booster pump, reduce the sidearm to 3", run the line out and around the booster pump, and finally connect back into the existing riser for the clubhouse. No PRV would be required at all as it will be running only on city pressure. I am waiting to hear back from the plumber on when this will be. I will give everyone an update via the blog once I know the date and time of this project. I am so sorry for the inconvenience this is causing for everyone. We are trying to get this resolved as soon as possible.

Recycling Totes
Waste Pro has confirmed our order for three additional totes per building and they will be delivered by this Wednesday.

Irrigation – Tennis Courts and Decoders
We have been having issues with the irrigation around the tennis courts. They are set to go off around midnight but some of the days they are going off around 9 AM. Greenscapes has been working on this and is trying to find out the problem. When they were on the property late last week they also discovered a few decoders going bad which means no water was getting to this area. The lead irrigation tech was out here again today and was able to update the software in the decoders and were able to get some working. They are going to try to update as many as possible today that they can if the weather holds up. They will be back Thursday to finish everything and revisit the tennis court issue.

Elevators
Kone was out here today to replace the push button on the 3nd floor, elevator two – west tower. While they were out here they performed preventative maintenance on the standard module and signals on the tower elevators (1,2,4 and 5). If you experience any problems with the elevators, please let me know.

Cabanas
This morning the majority of the cabanas flooded. All of the homeowners' affected have been contacted. The reason why they flooded is we had a failure in the main 3 inch PRV that services the clubhouse loop. This failure is allowing full pump pressure into this loop. The hot water expansion valve is only rated at 100 PSI, pump pressure is 120. Rebuild parts have been ordered and we expect with next day air shipping, that Water Works should be able to rebuild the valve tomorrow and install it tomorrow afternoon. Because of this failure, we are unable to keep the water on for this loop which includes the cabanas and all of the clubhouse. The kitchen, restrooms, and steam rooms are also affected.

Floor Drain Vents
Water Works will be installing floor drain vents in the clubhouse. They are installing these to prevent sewer gases from coming up the floor drains. As soon as I get a date for this work, I will let you know.

Men’s Steam Room
Work will be done to the men’s steam room today around 12:30 to 1 PM. At that time they will be installing a manual blow down valve. The men’s steam room will not be operational during this time. This will help when the unit it being worked for repairs and preventative maintenance.

Roof Repairs

We have noticed some water intrusion between the roof and the penthouse ceilings in both towers. We have been working with the roofers to find the problem and get it resolved. Work will be starting on the roofs March 8th and should take a week per building. The west tower will be first.

Front Gate Entry System
The front entry system has been having intermittent problems. It was discovered that it was the board that was going bad. A new board has been purchased for this unit. It was ordered this morning and is tentatively scheduled for February 28th. If it is delayed due to shipping issues, I will let all owners know via the blog. The guest lane will be closed while they are replacing the board. The security officer will still be out there and will be able to allow guest, vendors and perspective buyers into the property.

Front Door Jam Touch Ups
I am getting a list together for the door jams that need touch ups. Once I get this list together, I will post it in a blog and at both towers to let the owners know what door jams will be touched up and when they will be done. It should only take a few hours. We are hoping to have this done within the next two or three weeks.

Pool and Spa Hours
The pool and spa hours are from Dusk to Dawn. If you are in the spa and pool after those times, you will be asked to leave the pool or spa. For more pool/spa rules, please refer to Section 24 of the Rules and Regulations for NSYC.

Recycling Totes
The association has ordered three more recycling totes per tower from Waste Pro. With more people moving in, the recycling bins are getting a lot of use and filling up quickly. Waste Pro does not charge for the totes but would charge if the association needed an extra pick up. Currently, the recyclables are picked up once a week at no charge to the association. If the extra three totes per tower are still getting filled up before the scheduled pick up, another pick up per week will have to be ordered for season. During the summer we could keep it at once a week.

Recyclables
Please remember to sort out your recyclables and to break down all boxes.

East Tower – Dog Waste
There seems to a lot of dog waste over by the side parking lot at the East Tower. Please remember to pick up your dog's waste.

Tables and Chairs
Four 60" round tables and 8 more chairs have been ordered for the clubhouse. They will be arriving anytime between 2-29-12 and 3-15-12. We currently have 3 rectangle tables and 16 Chairs.

Running for the Board of Directors
Thank you to those that turned in their name to run for the Board of Directors here at North Star Yacht Club. Today is the last day to send your Intent to Run for the Board. This year we had five homeowners put their name in the running. It's great to see more homeowners getting involved.

Maintenance Fees

Annual Meeting – Board Vacancy
If you are looking to submit your Intent to Run for the Board of Directors, the deadline is Wednesday. In order to get it in on time, I would suggest emailing it to ensure you meet the deadline. At this point do not mail it in as it might not make it in time. We have received two Intents so far.

Lost and Found
Mrs. Williams dropped off two spoons in the lost and found this morning. From my understanding they were found during the homeowner Happy Hour/Valentine's Day Party. At the current time, we have a tool box, purple hand towel, and spoons in the lost and found bin in the front office. An earring, watch and a green velvet bag containing a glass object are locked up in my office to be claimed.

Gym and Aerobics Room AC

If you are going to turn down the AC in these rooms, please remember to turn them back up to 74. This will prevent the ac unit from freezing up, costing the association the ac company to come out and will save energy cost. This blog below was posted December 16th, 2011
AC in the Gym and Aerobics Room
The AC controls in the Gym and Aerobics room have been unlocked. The AC company does not recommend the AC being below 68 degrees. If you do turn down the temperature, please remember to turn it back to 74 degrees when you leave.

Movie Night
Just a reminder, NSYC Movie night is this Thursday Night starting at 8 PM. This weeks movie is Sarah’s Key. Michelle and I would like to thank Mr. and Mrs. Wekenmann for making this possible!

Popcorn Machine
It is so wonderful to see the popcorn machine getting used so much. We would just like to thank those that have been kind enough to clean it out when they are done using it.

Annual Membership Meeting
The first notice of the Annual Meeting was send out to all NSYC Owners by February 2nd. In that packet was a document labeled Intent to Run. For any NSYC owners that would like to run for the Board this needs to be turned in by February 22nd, which is right around the corner. As of today, we have not received any Notices of Intent to Run. The second meeting notice will be mailed out by March 3rd in accordance with the Florida State Statutes.

Lost and Found
We have created a box for lost and found. It is in the front office in the recycling bin. In the past these items (towels, bricks, earring, toolbox ect.) have been just placed on my desk with no note letting me know someone found it, where they found it or any information at all. Over the last weekend, a green velvet bag was placed on my desk. I can only assume that it was found somewhere on the property and turned in to the office over the weekend. If this is yours, please come see me to claim it.

Pool Pump Noise
Yesterday it was reported that the pool pump was making a lot of noise, more so than usual. The pool company was out here this afternoon and replaced the spa pump that was going bad.

Ash Trays for the Pool Area
Marlene Laskey has donated two ash trays for residents to use while down at the pool. Currently we have ash trays at the trashcans up by the clubhouse but not everyone either knows about them or doesn’t use them. There is one ash tray each in the women’s/men’s restrooms at the pool. Please grab one and put by your chair if you are going to smoke and return to the bathrooms when done. Hopefully this will be more convenient than the ash tray connected to the trash cans by the clubhouse.

Dogs
Please be mindful when opening up your sliders if you have a dog. We have received some complaints from the marina about dogs barking on the property non stop. At one point, there was yelling from a balcony and people below about this issue and profanities were used. Please be kind and courteous to all of your neighbors. Your voices travel and so does the dogs barking.

AC in the Aerobics Room
It was reported to me this morning that the AC in the aerobics room is not working properly. A service call was placed with our AC Company and they were out this afternoon. The problem has been corrected. Please let me know if you experience any more problems with the AC in the clubhouse.

Oven in the Clubhouse
The oven on the right hand side is now working. GE was here Thursday morning and took care of the problem.

Garage Bars
The Garage Security Bars have finally been installed. They were completed on Thursday. I wanted to include pictures in the blog but for some reason I wasn’t able to get it to come through in the email.

West Tower Elevator One
Southwest Telephone was here Thursday to trace the problem of the elevator phone line. Unfortunately they were not able to fix it and referred it back to Century Link. Century Link has been called out again and since it is an elevator line, they have put the work order is as a priority. They were out on Thursday and wanted to meet with Southwest Telephone on Friday. Both companies were out here last Friday and thought they had fixed the problem. When Kone was called out on Friday to put the elevator back in service they noticed the phone line was not working and had to leave it out of service for everyone’s safety. Southwest Phone was back early this afternoon and was able to get it working. The elevator has been put back into service.

West Tower Elevator Two
Kone Elevator was out here to check the operation of elevator two in the West tower on Friday afternoon, Friday night, Sunday morning and Monday morning as there have been reports of this elevator not responding, doors opening and closing and not going to the correct floors. This morning both techs were here trying to trouble shoot the problem. They made a few adjustments to the elevator and would like to remind owners, guest and vendors not to physically hold the doors open or put items in the door to cause it not to close. This causes problems with the doors faulting, causing the opening and closing and that is one of the problems they did find. The cleaners have been known to do this, past and present, and this will be discussed with them as well. Please also let your movers and contractors know about this as well.

West Tower Elevator
Century Link has been out at the property for the last two days trying to get the phone line in the elevator working for us. Unfortunately, they were not able to fix it. I have placed a call with our internal phone company, Southwest Telephone Company and they are going to try their best to get out here by the end of the day, if they don’t, they will be here first thing tomorrow morning.

Business Center Computer
The business center computer is up and running. Entech was here yesterday and took care of everything that we needed to get the computer running again.

Dog Owners
I have been getting reports of NSYC homeowners letting their dogs go to the bathroom outside the back gates and not picking it up. The association does maintain this property and just because it is not within the gates does not mean you don’t have to pick it up. The residents that walk this area and the boaters would appreciate this. As posted in my blog on January 30th, 2012, Lee county has seen an increase in the Canine Parivo infection. From Wink News “Parvo-virus is spread from dog to dog by direct or indirect contact with their feces. It can be especially severe in puppies that are not protected by maternal antibodies or vaccination. The common signs are severe vomiting and diarrhea. The virus can live in organic matter, such as soil, for over a year. Victims of this virus die of dehydration as the virus attacks the intestinal lining. The parvo-virus is highly contagious, expensive to treat, and often fatal despite treatment,”warns LCDAS veterinarian, Suzanne Vazzana.” This alone is a great reason to pick up after your pet! Additions to the Property
The association has purchased one more 6 foot table and 8 more folding chairs. They are scheduled to be delivered in a few weeks. The association is also looking into to purchasing two more luggage carts (1 per tower). Some of the residents that participate in the fitness classes at NSYC have asked if the association would purchase a hands free mic for the instructor. Michelle provided me with information on this and it has been sent to the Board along with the prices for the luggage carts. I will let you know what the Board would like to do about these two items.

Balconies
Please do not shake rugs out over the balcony. There are people below you and I am sure they do not want to have debris being blown into or on their lanais.

West Tower Elevator
Elevator one in the west tower has been shut done due to the
phone line not working. A call has been placed into Century Link to have the
line fixed. As soon as the line gets fixed, I will put the elevator back in
service.

Back Gates
The back gate codes changed this morning and all of the
gates are working properly.

Front Gates
Maingate was here this morning and has rerun the wires for
the main entrance, guest gate and exit gate. We should not experience anymore
problems with the gates opening ½ way or just one side opening.

Clubhouse
Please remember to put the clubhouse back the way you found it after events/parties/happy hour. Thanks!

Garage Security Bars
Since the company did not have the color to match our existing bars, they had to special order the powder. We have been informed that the install will be next Tuesday at the latest.

Water Feature
With immediate effect, the water feature behind the pool will be turned off from 11 PM to 7 AM. This will help the longevity of the pump and save the association some money.

Sliding Glass Doors

True Value on Pine Island Road also carries the lubrication for the sliding glass doors and screens. It is currently out of stock but should be available again in two weeks. Thanks Ken for this information.

Main Entrance Gates
We are experiencing problems with the Residents and Visitor gate at the front entrance. The gate company was out yesterday and found the problem. They will be back on Monday to rerun the wires.

Pergola Columns
Work has started on the rust issue on the pergola columns. West Coast is testing one before the rest of them are done. I will let you know when the work will start on the others.

Men’s Steam Room

The plumbing projects have been successfully completed. Thank you for your patience while these projects were being completed.

Sliding Glass Doors
One of our homeowners asked about the sliding glass doors having to be lubricated and preventative maintenance of the sliders. After talking with BCI who installed the windows and glass doors they recommend using L.C Wax / Alumaslick, manufactured by Protexall. It is specifically for windows, sliding glass doors and awnings.

I just wanted to share this information for anyone else that would be interested in it.

Main Gate - Visitor Side
The visitor gate at the main entrance is not working properly. The gate company will be out today to look at it.

Front Pedestrian Gate
The problem with the front pedestrian gate has been diagnosed. There is a short or cut wire underground. The company will be back out to retrace this wire and replace it.
