Fire Sprinkler Quarterly Inspection
The quarterly fire sprinkler inspection will be taking place
tomorrow. They will NOT need access to any of the units and the alarms SHOULD
NOT sound.
Front Gates
Main Gate was out here again yesterday and removed the timer
on the gates that was causing the malfunction. The timer is not being used
anymore since the gates are closed 24/7. Imperial Fire was out here today to
fix the access system, Selcom, at the front gate. They had to leave the
property due to an emergency at another property near by but will be back later
this afternoon. This will be operational by the end of the day if no new issues
are found.
Back Gate by the Spa
Imperial Fire will also take care of the back gate by the
spa today. They will be connecting the new key pad since the power was
reconnected by the electrician last week. This gate, as of 12 PM today, is up
and running again. The out of order signs have been removed.
East Tower 2nd Floor Garage Door
Garage Doors by Roy North are out here today to fix the East
Tower 2nd Floor Garage Door. Prior notices have been sent to the
owners via email from Michelle last week along with notices in the elevators of
the East Tower. Once they unrolled the grate, they noticed the barrel is
completely cracked and looked like it needed to be replaced which would have
taken weeks to get the barrel in. After inspecting the springs in the barrel,
they saw they were able to weld it back together instead of replacement. They
will be back out tomorrow morning to do the weld and put the garage door back
together. If you park in the 2nd floor garage and need your car
tomorrow morning and through most of the day, we would ask that you park in the
guest parking so you don’t get trapped in while they are working on the garage
door. They will also be working on a way to correct the transponder issues with
the gate button opening up the garage door. Any questions regarding this,
please let me know.
North Star Entrance Mats
Michelle is working on getting prices for new mats for all
entryways. The cleaning company did try to clean them but they did not turn out
much better than what they were before the cleaning.

Power Washing
Tomorrow we will
be power washing the end caps on the pillars at the gates and 2nd
floor parking garage ramps. Next Wednesday, we will be power washing the pool
deck.

Work orders have
been put into Greenscapes for the following:

Tower – Tree limb hanging over walk way
Sales Parking Lot
– Tree Limb hanging over walk way

Bridge Parkway – Two trees up rooted
Updates on
Irrigation Work Orders from last week:
West Tower by
back parking lot just off of the walk way – Area is always saturated. They have
checked for leaks in the past, which they found none, they have capped off the
bubblers which are not needed since the tree is established. Since the area is
still wet, the rotors and misters were reduced by 25%. This area will be
monitored by the landscapers to make sure they don’t need to increase or
decrease it.
Last week there
was water pooling on the tennis courts. The timers have been adjusted and
rotors re directed but this problem seems to be continuing. The lead irrigation
tech ran the zone and make sure the coverage was correct. No water was hitting
the tennis courts directly but with certain wind, might be blowing the water
onto the tennis court. A homeowner suggested a squeegee for the tennis court.
This will be looked into.
General
Maintenance/Cleaning
Here are some
things that we are working on getting fixed/cleaned:
Cleaning the bottom
of the breezeway in the towers due to the gray marks caused by mopping in the
past.
Wayne Wiles is
working on a proposal for the broken tile in the elevators in both towers.
Oil stains on
pavers at the towers and clubhouse
Cleaning of the
pillars at the Entrance into the Tower Lobby (mostly the one at
the West Tower Entrance)
Cob webs and dirt
on the clubhouse entrance
