Update - 27th August 2012


Tropical Storm Isaac

Well, Tropical Strom Isaac was nothing more than a little rain maker. As of 8:45 AM this morning, the tornado warning for Lee County has been canceled. Due to schools and some businesses being closed, Michelle, the cleaning staff (Vito and Sabrina) and the sales team (Julie, Mike and Laurie) will not be in today.

Please be careful in the breezeways of the towers, the floors are wet and can be slippery. Greenscapes' service manager will be coming by the property today to move away all the palm fronds that fell during the storm and will have the crews pick them up tomorrow.

Landscape

I met with the landscapers last week and here are a few things we found, and actions that are going to be taken:

The next scheduled pruning is the week of October 10th.

They will be pruning all Bougainvillea, Arboricola and Green Island Ficus.

They will be cutting back the Mexican Petunias by 50%.

They will be removing the dead fronds on the palms at the pool area.

On the North side of the tennis courts, they will be removing the weeds and dead plants from the Jasmine.

Irrigation was inspected again last week and I met with the irrigation tech. Due to all of the rain we have received and the west end of the property not drying out, they decided to turn the irrigation off and monitor the turf weekly. This will hopefully help this area to dry out (once the rains stop).

The next Integrated Pest Management Services will be scheduled for the week of October 8th.

Next Irrigation check (unless called in earlier for an issue) will be the third week in September.

Also on the backside of the west tower close to pool area Greenscapes had a mower break a hydraulic line and leak some hydraulic fluid on the walkway pavers. They will have it cleaned up before the end of next week, weather permitting of course.

The service manager was out here on last Friday working on hand weeds at the pool deck. They were already sprayed with weed killer the prior week but the area was looking pretty bad still. He will be back out this week to finish up the area.

Update - 24th August 2012


Tropical Storm Isaac

Here is the latest projection for Tropical Storm Isaac. It has made a westward turn a bit but we are still in the outskirts of the projected cone. We are not out of the woods yet, so it is still a good idea to make preparations in the case of it hitting the gulf waters, gaining strength and turning towards Florida.  If we do get winds over 45 mph, security will open the front gates to prevent damage to the gates. They will also add an additional guard to the clubhouse if they feel the need and will use their judgment for this. Sunday before the cleaning staff leave, all lounge chairs and umbrellas will be put in storage. Another thing owners can do to be prepared is fill the gas tanks in your car, I forgot to put this in my previous blog regarding preparation. Gym Update

The TV  for the gym has been hung, cable box has been hooked up and is working perfectly. I would like to thank Vito and Carl from JanPro for helping the association hang this TV at no additional cost to us! The Lee County Sheriffs office has been in touch with me this week regarding the thief. Unfortunately, there is not enough evidence to charge the individual but they are confident that they know who did it and is currently in jail for other crimes that he has committed. They would not provide me his name or any additional information on this person except for the fact that he has no ties to the community (not an owner, tenant, service provider or guest) and he did gain access into the community by someone letting him in that did not know him as we suspected.

Also, I have gone into the gym several times in the last few weeks and every time there is no one in there but the AC has been set to 68. When you leave please remember to put the AC back to 74 degrees per the AC company’s recommendation to prevent damage to the units.

Elevator Tiles – Both Towers
The cracked tiles in the elevator (about two tiles per elevator) will be replaced by Wayne Wiles this week . As soon as I get the date they will be out here, I will let everyone know via the blog.

Clubhouse TV’s
Comcast was able to make it out on Friday to install all of the cable boxes on the TVs in the clubhouse. The bracket to hang the TV on the wall has come in and the TV will be installed tomorrow.

East Tower Second Floor Garage
The East Tower second floor garage door is not closing all the way and is staying about 4 to 6 inches open at the bottom. The company has been called out as of this morning when it was report edand they will be out tomorrow to correct the problem.

Pool Deck
Just a reminder, we will be power washing the pool deck tomorrow.

Update - August 15th, 2012


Gym TV

The TV for the gym was delivered Friday August 3rd  late afternoon but unfortunately without the mounting brackets. I did find out why we did not receive the brackets and they should be shipped out by tomorrow and delivered by Friday or Monday and the TV will be installed shortly after we have everything. The holes in the drywall will repaired today.

Also, after months of phone calls and two trips to Comcast, a tech will be coming out next Monday, August 20th between the hours of 8 Am to 12 Pm to hook up all the boxes on the TV’s in the clubhouse.

Front Gate Access System

Imperial Fire was not able to make it back out here yesterday but will be back today to get Selcom operational.

Dishwasher Recall

A homeowner informed me that you can also go to the website http://www.geappliances.com/products/recall/dishwasher_2012/ and schedule an appointment. Just thought I would inform you of this option as well as it might be more convenient.

East Tower Second Floor Garage Door

The garage door has been repaired as of today at 11:30 AM. They found the problem with the transponders opening the gate and the 2nd floor garage door at the same time with the same button. They have deleted the code from the system. If you have problems with your remotes not working the second floor garage door but it works the gates, please let me know. I will need your garage door remotes to reprogram them and it should only take a few seconds to do.

Fire Sprinkler Quarterly Inspection

The quarterly fire sprinkler inspection will be taking place tomorrow. They will NOT need access to any of the units and the alarms SHOULD NOT sound.

Front Gates

Main Gate was out here again yesterday and removed the timer on the gates that was causing the malfunction. The timer is not being used anymore since the gates are closed 24/7. Imperial Fire was out here today to fix the access system, Selcom, at the front gate. They had to leave the property due to an emergency at another property near by but will be back later this afternoon. This will be operational by the end of the day if no new issues are found.
 
Back Gate by the Spa

Imperial Fire will also take care of the back gate by the spa today. They will be connecting the new key pad since the power was reconnected by the electrician last week. This gate, as of 12 PM today, is up and running again. The out of order signs have been removed.

East Tower 2nd Floor Garage Door

Garage Doors by Roy North are out here today to fix the East Tower 2nd Floor Garage Door. Prior notices have been sent to the owners via email from Michelle last week along with notices in the elevators of the East Tower. Once they unrolled the grate, they noticed the barrel is completely cracked and looked like it needed to be replaced which would have taken weeks to get the barrel in. After inspecting the springs in the barrel, they saw they were able to weld it back together instead of replacement. They will be back out tomorrow morning to do the weld and put the garage door back together. If you park in the 2nd floor garage and need your car tomorrow morning and through most of the day, we would ask that you park in the guest parking so you don’t get trapped in while they are working on the garage door. They will also be working on a way to correct the transponder issues with the gate button opening up the garage door.  Any questions regarding this, please let me know.

North Star Entrance Mats

Michelle is working on getting prices for new mats for all entryways. The cleaning company did try to clean them but they did not turn out much better than what they were before the cleaning.

Power Washing

Tomorrow we will be power washing the end caps on the pillars at the gates and 2nd floor parking garage ramps. Next Wednesday, we will be power washing the pool deck.

Landscape

Work orders have been put into Greenscapes for the following:

Parking Lot East Tower – Tree limb hanging over walk way

Sales Parking Lot – Tree Limb hanging over walk way

Along Hancock Bridge Parkway – Two trees up rooted

Updates on Irrigation Work Orders from last week:

West Tower by back parking lot just off of the walk way – Area is always saturated. They have checked for leaks in the past, which they found none, they have capped off the bubblers which are not needed since the tree is established. Since the area is still wet, the rotors and misters were reduced by 25%. This area will be monitored by the landscapers to make sure they don’t need to increase or decrease it.

Last week there was water pooling on the tennis courts. The timers have been adjusted and rotors re directed but this problem seems to be continuing. The lead irrigation tech ran the zone and make sure the coverage was correct. No water was hitting the tennis courts directly but with certain wind, might be blowing the water onto the tennis court. A homeowner suggested a squeegee for the tennis court. This will be looked into.  

General Maintenance/Cleaning

Here are some things that we are working on getting fixed/cleaned:

Cleaning the bottom of the breezeway in the towers due to the gray marks caused by mopping in the past.

Wayne Wiles is working on a proposal for the broken tile in the elevators in both towers.

Oil stains on pavers at the towers and clubhouse

Cleaning of the pillars at the Entrance into the Tower Lobby (mostly the one at the West Tower Entrance)

Cob webs and dirt on the clubhouse entrance

Steam Rooms
Unfortunately, both of the steam rooms are down and will be out of action until Tuesday.

TV Theft
There have been some rumors going around regarding the theft of the TV in the gym. The police have not given us any updates at this time - once they get back to us, we will inform everyone.

Back Gates
Just a reminder the back gate codes will be changing Monday morning. If you did not get the code via email, please contact Michelle or Security.

Power Washing
They will be power washing the west tower circle in front of the tower next Wednesday. Please do not park in the parking spots in front of the towers next Wednesday.
