Update - 31st July 2012


TV Theft

Your Board is very aware of resident concerns regarding the recent theft of the Gym TV and are also aware that there is some discussion regarding tightening of building access. Whereas we are awaiting the official Sheriff’s report, it would appear that access of the perpetrator(s) was facilitated, most likely accidentally, by a resident of the building and as such, the implementation of a key fob system will not reduce the risk of more opportunist thefts. In fact, the current system reports that no cards were used to gain access to the Clubhouse from the Garages in this instance. Your Board, assisted by your security professionals and Management Company will continue to closely monitor building security whilst at the same time taking their fiduciary responsibility for your Association funds seriously.

In the interim, and in the interests of the Association and its Members, please be sure that you leave all external doors secured after ingress / egress, do not allow anyone onto the property that you do not know and does not have their card with them, and if you feel that anyone has gained access about whom you have concerns, contact security to have them verify the situation. The replacement TV has been ordered and will be here anywhere between August 3rd and August 10th to be installed shortly after it arrives.

Rescheduling Cleaning of the Lobby Floors

We were scheduled to clean the lobby floors this morning in both towers but unfortunately the cleaning company had to reschedule due to an emergency they had at another property. It has been rescheduled for Friday, August 3rd. The East Tower will be done from 8 AM to 9:30 AM and the West Tower will be done from 10 AM to 11:30 AM.

Back Gate Codes

The back gate codes will be changing next Monday, August 6th. All residents will be receiving an email with the new code.

Reminder - Power Washing

We will be power washing the circles at both towers and some of the curbing if time allows on Wednesday of this week. Please do not let your guest park in these spots or park there yourself. You will still be able to enter and exit the first floor parking garages.

-        Security will be posting notices on vehicles today letting them know not to be parked there tomorrow and where they will need to park instead. Any questions on this, please let me or security know.

Update - July 30th 2012

TV In the Gym

Sometime between late last night and early this morning, someone forcefully ripped the TV and mounting brackets off of the wall. The TV is nowhere to be found. The Lee County Sheriffs office was called and was here this morning to do an incident report, took statements and obtained some finger prints. We are working on relocating one of the TVs (either from the card room or aerobics room) to put in the gym since this room gets the most use. We will also be working on purchasing a new TV and as soon as I get a date it will be delivered and installed, I will let everyone know.

Update - 26th July 2012


Vacation

I will be out of the office tomorrow July 27th, 2012. Michelle will be covering for me.

I will be on vacation August 3rd at 4 PM and returning to work August 13th. Michelle will be covering me for property issues/emergencies. I will not have access to email or my cell phone. If it is after hours, please call Sterling Property Services at 239-947-4552, on the answering machine there will be a phone number to call for the on call manager. The on call manager will be able to help you.

Clubhouse Doors/Sandbags

With the little bit of rain that we have received since the doors in the upstairs clubhouse were fixed, it looks like the repairs have worked. The sandbags have been removed as of this morning and placed in storage just in case. We left them outside by the doors in case the repairs did not work, so that security could have repositioned them at the doors very easily after hours if water was still intruding. We felt it would be better to be cautious with these doors. Security knows where the bags are in case of water intrusion again.  

Building Lights

It was brought to my attention this morning that the building and exterior lights were not working last night. The electrician was here at 8:30 AM and got it back up and running. The exterior building lights will be working tonight


NFM Fire Inspection

The NFM Fire Department was doing their annual inspection at North Star this morning. Please make sure you keep the hallway and kitchen door shut at all times. These are fire doors and must remain closed.

Mosquito Control

I have not heard back from mosquito control but a homeowner said they were flying over and spraying in the area last night.

Update - 24th July 2012


Parking Spots – Lights Out

We have three lights out in the garage in the East Tower. This Thursday they will be replaced but we need to make sure these spots are left vacant on that day. I have already contacted the owners of these spots but wanted to make sure it was put in the blog since in the past we have had owners not park in their correct spots.

The two spots are P-015 and P-060. The third light is by the lobby doors on the second floor garage.
 

Clubhouse/Lobby Tile

The janitorial company will be professionally cleaning the tile and grout in the clubhouse (1st floor) and both tower lobbies (inside and outside – leading to the garage). The schedule for the tile cleaning is:

Clubhouse – Sunday August 5th from 8 AM to 12 PM – excluding the kitchen and hallway to the East Tower Garage

Clubhouse Kitchen and Hallway to East Tower Garage – August 1st from 8 AM to 10 AM

Building Repairs

We are on the schedule for the guys to be here tomorrow morning to paint the areas that were repaired on the outside of the building last week, weather permitting of course.

Mosquitos

A request has been put in to the Lee County Mosquito Control to spray for Mosquitos since there has been an increase in the mosquitos with the latest rains we have received. LCMC said they will evaluate our area for treatment. If I hear anything more, I will include it in the blog.

Natural Gas
We are getting to the final steps of having natural gas on the property for the pool and spa heaters. We are waiting on the parts for the conversion of the heaters - once that takes place, Teco, the gas company, can install their meter and the outlet side of the meter will be tied into the existing line feeding the pool and spa heaters. The propane tanks then will be disconnected and capped by the Teco crew. All of this will take place the same day. As soon as I know when it will take place, I will let all residents know via the blog.  

Pool – Algae
Tri-City Pools has added a product to the pool to help with an algae problem. This product will cause the pool to turn a milking color but is completely safe to swim in. The color will go back to normal after a few hours. They put it in around 11 AM this morning. If you have any questions about this, please let me know.

Building Repairs
The leaks from the outside above the living room windows in a few of the units were taken care of  since we got a nice break in the rain at the end of the week. Also, the leak in the kitchen that was found during Tropical Storm Debbie was fixed on Friday. Both companies working on these repairs should be back this week – weather permitting – to paint the areas that were repaired. The three sets of doors in the clubhouse upstairs have been fixed, baseboard and flooring have been installed. We have some minor touch ups in these areas but it will be taken care of this week.

Gym/Aerobic Room Update
The flooring in the aerobics room will be done today and the floor in the gym will be installed  tomorrow. We will have to close down the gym tomorrow while they are doing the work, but it will be reopened once the work is completed.

Building Repairs
The building repairs were postponed again due to the weather. They are now scheduled for tomorrow Friday, July 20th, 2012, weather permitting of course.

AC West Tower Lobby
The AC in the west tower lobby has been fixed. I apologize for how long this took as we had issues with scheduling and the technician that originally quoted the work. The service manager was out here this morning and took care of everything. The system is now up and running the way it should.

Landscape
The landscapers will be here tomorrow. If you notice areas that they do not mow, this is because the ground was too saturated. They will be re-staking the tree tomorrow on the west tower, this time the correct way.

Update - 17th July, 2012

Gym and Aerobics Room
The flooring that was scheduled to be installed today has been delayed by Wayne Wiles. As of this afternoon, they have not provided me with a date the floor will be done but I will pass any date on as soon as I receive it.

West Tower Garage – Trash
We are having some issues with the trash that is impacting all homeowners. Please remember to put the proper items in to the recycling totes and please help by breaking down the boxes. There is signage in the area to help avoid any confusion and to keep this area clean and safe for everyone but if you have any questions regarding the recycling and disposing of trash, please let me or Michelle know.

Update - 16th July 2012


Clubhouse Repairs – Gym, Aerobics Room and Hallway

All three of the doors have been repaired as of last Friday July 13th, 2012. The baseboard will be installed this morning and the flooring will be installed tomorrow. I would just like to thank everyone for their patience in this matter as we worked to get all the repairs done.



Building Work – Postponed

The building work that was scheduled for last Thursday has been postponed due to the weather. It has been rescheduled for this Tuesday, July 17th, 2012, weather permitting of course. The work is to repair leaks that are coming in from above the three floor to ceiling windows in some units and also some work on the 04 stack of the West Tower. Tomorrow, we will be finishing up the last three units and painting the exterior of the others that were completed previously.



West Tower Lobby AC

The AC company will be out tomorrow to fix the AC in the West Tower lobby.



Landscape Service Request/Shrub Application

With the recent rains we have been getting, the snail population has been coming out. A service request was put in this morning with the IPM (Integrated Pest Management) department of the landscape company. They will be out later this week to spray the property. Also, tomorrow and Wednesday, they will be applying a product called 'Cutless' to the shrubs, which is a growth regulator that is applied to the shrubs during summer.

Lost and Found

Diving rings were found at the pool this morning. If they are yours, please come to the front desk to pick them up.



Gym/Hallway/Aerobics Room

Today they are working on repairing the doors in these areas that allowed the water from the tropical storm to get into the clubhouse. It should take them today, tomorrow and maybe Friday to get all three sets of the doors repaired. The drywall and base boards will be done right after the doors are fixed and then the flooring will be put down after that. Thank you everyone for your patience!



West Tower Lobby – AC

It was brought to my attention this morning that the AC in the lobby of the west tower is not working. A call has been placed into the AC company for service. They will be here today.

3rd Quarter Maintenance Fee – Reminder

The 3rd Quarter Maintenance fee was due July 1st. Letters will be sent out this week to those owners that have not paid the maintenance fee.



AC in Gym and Aerobics Room (originally posted February 20th, 2012)

The AC controls in the Gym and Aerobics room have been unlocked. The AC Company does not recommend the AC being below 68 degrees. If you do turn down the temperature, please remember to turn it back to 74 degrees when you leave.



It was reported this morning, 7-9-12, by a homeowner that the ac in the gym was not working again. The company was out here last week and it was fixed as of last Friday. After checking the ac in the gym, it appears to be in good working order. It was set for 73 which was the temperature in there. I lowered it to 71 to make sure it was cooling correctly and when checking it again in 30 minutes, it was at 71 degrees.



Janitorial Schedule

The new crew will continue the same hours and schedule as the previous crew. Just in case anyone forgot the schedule, please see below.

Clubhouse – 7 days a week 6 AM to 10 AM

Towers – 7 days a week 8 AM to 4 PM with an extra person on Fridays

The cleaners will try their best to adhere to the schedule but please keep in mind there might be times where they get behind due to things out of their control like weather, emergencies or other little things that we might need them for. I will know when this happens since they keep a log book for the floors. The days that only two floors are done, they also work on the stairwells so that all the stairs are cleaned once a month. And on Friday we have two cleaners hence the extra floors.

Both lobbies are done everyday.

With the new cleaning staff, please let them do their scheduled tasks. If you feel they are not doing what they should, or doing a good job, please let me know so I can address it with them and their supervisor. If they are pulled off of their regular tasks to do what someone else thinks should be done, other tasks will get neglected. If you feel extra things need to be done, please let me know so we can schedule it when there is extra help, on a day that they get done early or might need to be done by a different person/company. Your feedback is appreciated.

Janitorial Services
At the Board Meeting on Monday, the Board decided to change out the crew but to continuing working with Jan-Pro. This was due to numerous complaints from residents and the sales team about the condition of the property regarding the cleaning. Jan-Pro is planning on making the switch this Monday, July 9th, 2012.

Fourth of July Aftermath
In the 04 stack in the West Tower there was an array of food, drink and cigarette butts dropped on the 3rd floor extended balcony on the 4th of July. Please be courteous to those underneath you. Thank you.

Gym/Aerobics Room Update
Mr. and Mrs. Rutledge moved two of the treadmills into the aerobics room so they can be used in the interim. The proposals for the flooring will be in by the end of the day. Whichever vendor is chosen, it will take about a week for the install. So we are looking at having the floors done by the end of next week (earliest) to the beginning of the following week (at the latest).  

Window Washing
Just a reminder, the window washers will be at the property next Thursday and Friday.

Lost Phone
There was a phone left in the plastic bin on my door. Please let me know if you have lost one so it can be returned.

Back Gates by the Garages
The company was here late this morning to look at the key pads, push buttons and sensors for these gates. A few parts need to be replaced. He will be back late this afternoon with the replacement parts to get these gates up and running for the weekend.

AC in the Gym
It was reported this morning that the AC in the gym was not working properly. The AC Company was called out first thing this morning and will be out later this afternoon. Hopefully they will be able to get it up and running when they come out. If not, I will update you on the status.
 
Back Gate Key Pads and Push Buttons (at the garages)
The push buttons located in both garages at the back of the property are not working. The East Tower sensor is still working and if you walk up to the gate it will release the lock as it is designed to. The West Tower sensor does not seem to be working at all. The key pad located at the west tower garage is also not working property, the code is working but continues to beep.  A work order was placed into the company this morning. Due to a increase in their call volume from lighting strikes to fire alarm panels in the area, they were unable to make it out today but promised to be here tomorrow morning.

Tree Uprooted from Storm
There is a tree leaning at the west tower. Greenscapes will be here tomorrow since yesterday was a holiday. Their scheduled day to be at the property is Thursday.

Michelle - Vacation
Michelle will be on vacation Monday, July 9th to July 16th and will be returning to work on July 17th.  If you need anything during this time, please contact me.

Update - July 3rd, 2012

Plumbing Work

On Tuesday July 10th starting at 9 AM, the plumbers will be working in the second floor garage of both towers. Owners that are in the 08 stack of the east tower and owners that are in the 01 stack in the west tower, we ask that you do not run water or flush the toilets from 10 AM to 2 PM for the west tower and 2 PM to 4 PM for the west tower. We will send out an email when they are done as it might be earlier than 3 PM. The clubhouse facilities will of course be open. I apologize for any inconvenience this may cause.

Highlights from yesterdays Board Meeting

Dog Restrictions

The Board has decided not to pursue raising the weight limit of dogs at the property.

Reserve Study

The Board has decided to get a reserve study done to make sure the association is in line with the reserve line items. Three companies have already been contacted and we are waiting back for proposals on the cost of the study. All the companies come highly recommended by Community Association Institute.

Janitorial Company

We are working with the janitorial company to resolve the issues we have been having. More information will be available at a later date and will be posted in the Blog for all the homeowners.


Gym Update

We are going to open the gym. Currently, the two treadmills are not plugged in but the one in front of the TV is on and available. Please watch out for the uneven floor as the wood floor has not been put back down.



Back Gate Codes

The back gate codes were changed yesterday. The codes were sent out to all homeowners on June 25th. All five gates were checked after the codes were changed and they are all in good working order. We are working on getting the face plates changed out since the sun has damaged the buttons.
