Tomorrow, June 27th, 2012

Windy... showers and thundershowers in the morning will give way to a steadier rain in the afternoon... a rumble of thunder possible. Isolated tornadoes possible. High 86F. Winds SW at 15 to 25 mph. Chance of rain 80%. 1 to 2 inches of rain expected.


Damage from the storm

The gym, hallway and aerobic room were checked this morning by Fireservice and there is still moisture in the walls. They will be back out tomorrow morning to see if it has dried up. These areas will remain closed to prevent any moving of the equipment or injury to any owners. Once I have more information on when it will be back open, I will let everyone know. I would like to thank everyone for their patience in this matter.



Parking 126 in the West Tower

There is a covered motorcycle parked in this spot and the homeowner put cones in the parking spot to make the black covered motorcycle more visible. He marked the cones with his name, unit number and parking number. They have since then gone missing. If you took these cones, please return them to my office.



Board Meeting

The board will be meeting next Monday July 2nd, 2012 at 1 PM. Please see agenda attached. If you have any questions about any of the agenda items, please let me know. I would love to explain/clarify any of the agenda items or anything else regarding North Star as there seems to be a lot of incorrect information that goes around this community.



Landscape Report

The shrub pruning was scheduled for this week, and still might take place, weather permitting. If they are not able to get here this week, they will be here next week to prune the shrubs. A few flowers were replaced at the front entrance at no charge to the association. The ixoras for the side entrance have been delivered to the landscape company but due to the weather they are not completely sure when they will be installed. Most likely it will be next week. The third quarter turf fertilization application was scheduled for this week but has been pushed back a week or so. The next IPM (integrated pest management) is scheduled for August.



Pet Restrictions

The association documents state “Pets are permitted in pet designated areas and are not permitted at any recreational amenity areas. Pets are permitted only in unoccupied elevators so long as the pets are on a leash ad accompanied by the unit owner. An owner with a pet may not enter into or occupy a passenger elevator presently occupied by other persons.” It also states “No pets of any kind are permitted in or about any and all water amenity areas.”



Use of Common Elements and Association Property

Section 16 of the Rules and regulations state “The entrances, passages, vestibules, elevators, lobbies, halls and similar elements of the Common Elements shall be used only for ingress and egress to and from the Condominium Property. No carts, bicycles, carriages, chairs, tables or other similar objects shall be left, kept or stored in them. Each Unit owner’s personal property must be stored within his/her unit or within the storage space appurtenant to his/her unit.”



3rd Quarter Maintenance Fees

Just a reminder, the third quarter maintenance fees are due July 1st.

Gym and Aerobics Room

I am very sorry to inform you, but the gym and aerobic room have been affected by the water intrusion more than what was first expected. We are therefore having to “close down” these two rooms. FireService has air movers and dehumidifiers that need to remain where they are to allow everything to dry properly. We have also had to remove some of the affected hardwood floors which creates an unlevel floor. We have found where the problem is coming from and the company was able to make it out this afternoon to see how to correct the problem. I apologize for this inconvenience and will keep all homeowners updated on the progress of the work.

Tropical Storm Debbie
Report from NBC-2 as of 11 AM “Occasional showers and rain squalls will continue across the area through Wednesday, with the threat of additional 2-4 inches of rain (and isolated higher amounts) on top of the heavy downpours that we received over the weekend. Some localized flooding may result in areas of poor drainage.

Southerly winds will average about 20-25 mph today with occasional gusts to 35 mph and potentially as high as 50 mph in the heaviest rain squalls. Tides will continue to run 1-3 feet above normal with some beach erosion and minor flooding at the times of high tide.

Strong water currents off of the beaches will create rip tides, that could endanger swimmers and surfers.”

It is recommended for those owners that are in residence to remove anything off of the lanais that can be blown off in the winds.

There have been a few property issues that have been brought to our attention with the recent storm. We are having some water intrusions in the clubhouse, the company has been called out but due to an huge increase in calls because of the rain, they are not able to get out here until tomorrow first thing in the morning. We are doing our best to control the water and limit any damage. FireService has been called out to put a few air movers in these areas to help keep the moisture down until repairs can been made so we can completely dry the area.

Roberto is working very hard to keep the walk ways as dry as possible. Of course they will not be “dry” but he is monitoring all floors in both towers. The “Caution, Floor is Wet” signs will remain up until the rain stops to keep everyone aware that when the floors get wet, they get slippery. Please be careful!

I am also having Roberto move in the pool chairs but our first concern, of course, is the walk ways in the towers. Bill Rutledge recommended maybe a few homeowners that are here year round can help move in the pool chairs where the weather gets windy. I saw one homeowner helping out this morning which we greatly appreciate .

Due to the weather, we will also have the front fountain off until the wind dies down.



Window Cleaning
The window cleaning has been postponed due to the storms. They will be here July 12th and 13th. New notices will be posted in the towers later this week.



Back Gate Codes
The back gate codes will be changing next Monday. You will receive an email with the new code.

Power Outage this Morning – 6-22-12 Roughly 8:45 AM

We experienced a power outage this morning for about 5 minutes with power restoring at 8:50 AM. This was just a regular power outage in the North Fort Myers area, as it was not just North Star Yacht Club. We received many calls and inquires on what was wrong with North Star’s power and do we have an issue with the electrical at North Star. I can assure you the building is fine. The backup generator did start up and powers exterior emergency lights and elevators. It does not power anything in the units.



Holiday – July 4th, 2012

Our offices, along with the sales office will be closed for 4th of July. Please see attached flyer for phone numbers, hours and after hour/holiday procedures in case of a property emergency.



Beau Drive Entrance

It was reported by a homeowner that a few plants were dead over at the Residents Entrance Gate located at Beau Drive. Greenscapes has looked at the area and will warranty the ixoras that died. They will also have the irrigation checked to make sure it is in working order. As soon as I have a date for the plants to be installed, I will let you know.



Parking

Please remember to park in your correct spot. We have had to run a lot of tags/permits in the last month for owners not using their correct parking spot. Also, motorcycles and scooters are not allowed to be parked in the same parking spot if there is a vehicle there. The documents state “No more than one (1) motorcycle or motor scooter be parked in a single space, and in no event may a motorcycle or motor scooter be parked in the same parking space as another vehicle or between any parking spaces.”



Boost Pump Inspection

The booster pump for North Star was inspected this week and they found no issues or concerns. Everything is in good working order. The pump is inspected twice a year and checked at least monthly (but sometimes more frequently).

1008W – Kitchen Work

Mr. and Mrs. Laskey will be having some work done in their kitchen area and wanted other residents around them to know, since there might be some noise associated with it. The work will start today and will take place during reasonable hours this week.



Update on East Tower Garage Door

Garage Doors by Roy North were able to make it out here this past Friday and get the garage door working.



Fire Ants – West Tower by Parking Lot

It was reported to meon Monday morning that there is a pile of fire ants by the parking lot of the West Tower. A work order has been put in to get this area treated ASAP. They were here this morning and checked the entire property for ants.



Pool Rules

Just some friendly reminders:
  • No glass items
  • Babies with diapers are not allowed in the pool unless they are wearing one of the swim diapers like “little swimmers”.
  • There is no smoking in the pool.

Back Gates (as originally posted 6-5-12)
The company was unable to get to these two gate issues yesterday but will be here tomorrow to adjust/fix them.

East Tower 2nd Floor Garage Door
The east tower 2nd floor garage door was reported first thing this morning as not working. Breakers were tested and checked. The company was called this morning and they are doing everything they can to get out here today. If they do not make it out here today, they will be here tomorrow morning. Security will be doing extra patrols tonight if they do not make it out today.

Lights out in the Fountain behind the Pool
Two lights have been reported out in the fountain and have been turned into the pool company to replace/repair.

Lobby Doors leading to the Garage
All of the lobby doors leading into the garage will be checked and adjusted properly.

Attention to New Owners/New Dog Owners

Over the last month or so, I (along with other owners) have noticed an increase in dog waste on the property. ALL DOG OWNERS – please remember to pick up your dog's waste. Also, if you have not filled out a pet registration form, please let me know so I can send you the form.

Gym and Aerobics Room

One of the treadmills is not working properly. The company was out here last week and has ordered the part that has gone bad. It was also reported that the bike is also not functioning properly. When the company comes out to replace the part on the treadmill, they will look at repairing the bike as well.

Mrs. Batty purchased an exercise ball a few months back and it now has gone missing. It has her name and unit number on it. If you have it, please return it to the aerobics room. She does not mind others using it but would like for it to stay in the Aerobics Room.



Back Gates

The back gate codes were changed yesterday. All homeowners should have received the new code last week in an email. If you have not, please let Michelle or I know.

The back gate located by the spa is not locking properly. The company will be out here Thursday morning to adjust the gate and locking mechanism. In the meantime, when you use this gate, please push it closed to insure it locks.

Also, the gate by the volleyball court leading out to Beau Drive is missing a hinge. This will also be looked at and repaired in Thursday.



Window Cleaning

The 3rd quarter window cleaning will be done June 26th- 28th. Another notice will be sent out later this month.
