Back Gate Codes Yes, it is that time again. The back gate codes will be changing Monday, May 7th, 2012. An email was sent out with the code today. If you did not receive it, please let me know. Building Work April 6th, I posted in the blog about water testing. We did get the results from the water testing and a proposal was received from the contractor. The proposal was sent to the Board along with the Association's engineer. The work will be done the week of May 14th and should take 3-4 days depending on the weather. There will be a person repealing so you might see someone and/or rope outside your living room windows. Most of the work will be done in the West Tower, only one drop will be made in the East Tower. Plumbing Work We are having some plumbing work done in the 2nd floor garage in both towers to solve a suds pressure issue two units have been experiencing. The two stacks that will be affected by this work are the 08 stack in the East Tower and the 05 stack in the West Tower. We will not need to gain access into any of the units but we do ask you not to use your water/toilets since the pipes will be opened. I will be calling and emailing all owners in the 08E and 05W stack starting today. Also, since they will be working in the garage we will need access to the following parking spots: East Tower (second floor) P-099, P-098, P-097, P-096, P-095 and West Tower (second floor) P-085. I will be getting in touch with the owners of these parking spots as well. Door Jam Painting We will be having the door jams painted on the units that the paint is chipping. A list of the units that will be done will be published later this week. If you feel your door jam needs attention and it is not on the list, please contact me before next Tuesday. The work will be done on Tuesday May 8th, 2012. This paint is an oil based paint so if you door jam is getting painted, please be very careful not to touch it. Annuals Below is a link to some pictures of the annuals that were installed last Thursday. For the wet areas, Canna Lillies were installed. These areas include the back of the business center, behind the guard house, to the left of the East Tower and to the right of the main gate inside the property. I feel these flowers really complement the property. If we have another mild winter, these should last for awhile. For the drier, full sun areas, pentas were chosen. These locations are at the front entrance, front of the guard house, right hand side of the guard house and around the palms out by the pool. The pentas should do very well in these areas since they do get fungus with too much water. The landscape company does monitor the irrigation for the entire property and do have different schedules when new plants/flowers are installed. The head irrigation tech was out here on Friday after the plants were installed to ensure the irrigation and the schedule was correct. I did meet with him after he checked everything and everything on the schedule was correct for the new plants. To verify this again, a work order was put in on Friday after a homeowner was concerned about the condition of the flowers for the irrigation tech to come back to the property and recheck everything. Update - 26 April, 2012

Office Phone Century Link was here yesterday fixing the office phone line. Unfortunately, we still receive reports that it is saying the voicemail is full when it is not. I am sorry for any inconvenience this might have caused. We are still working with Century Link to fix the problem. North Fort Myers Fire Department Tomorrow the North Fort Myers Fire Department will be on the property. They will be using the far stairwell by the 08 units in the West tower for about 15 minutes tomorrow morning. There will be a few fire engines in the parking lot. Please do not be alarmed. Annuals The annuals have been installed today. Pictures will be coming tomorrow for those residents that are not here to see them. Thank you to Kevin Chapman for helping us pick out flowers that would be good in the wet areas and the full sun areas.

Board Meeting – April 10th, 2012 (sorry this was not send out sooner)
Here are a few things that took place at the Board Meeting April 10th.
Resident Advisory Committee
The resident advisory committee members are Bill Rutledge,{Head}, Bob Laskey, Kelly Swanson, Klaus Albert, Larry Zeigler, Ed Schneider,& Jim Wekenmann. Some of the projects/proposals they are working on are:
Adding a Guest Suite to the Property - The committee is working up a proposal to present to the Board to turn the game room (out by the cabanas) into a guest suite.
Additional Rules to Reserving the Clubhouse – The committee is working up rules/procedures for reserving the theater and clubhouse and will present to the Board.
Dog Park – The committee is working up plans and pricing for the dog park and will present to the Board. The area they are looking at is by the west tower additional parking lot.
Beach Committee
The beach committee members are Paula Renuad, Dave Large, George Pazera and Deena Laties. They are working on a proposal to present to the Board to renovate the beach area over by the west tower.
The Board also discussed installing an additional electrical meter for the cabanas. This should have been done at construction as it states in the documents that the cabanas will be on a separate meter. Vendors have been contacted to give proposals for this project which will be presented to the Board.
A couple of other items that came up that are being referred to the Association’s Attorney for legal opinions are:
• To start changing the cabana owners maintenance fees on their cabanas.
• To establish a separate association for the cabanas.
Smoking at the pool – Change to the rules and regs.
The Board approved "No Smoking" at the pool deck and designated the area behind the fountains as a smoking area. Letters will be ordered to apply to the existing signs so there are not signs everywhere at the pool area. Additional cigarette receptacles have been ordered for this area.

Other Maintenance Items/Issues/Updates and Reminders for Seasonal Residents

Landscape
On Monday of this past week, it was reported there was an irrigation head broken at the west tower circle. A work order was put in that day and the landscape rep said it would be looked at on Tuesday. A walk through with the landscapers was done yesterday morning and this was pointed out again to the rep. She will have this addressed ASAP.
A work order was put in again on Monday of this past week to have Greenscapes spray all the weeds in the beds and pavers. This was done on Tuesday. It takes 7-10 days before the weeds will die completely.
We have also seen several dry spots around the property, in the turf and a few of the shrubs. This is being addressed. An application of cutless was applied to our shrubs on Tuesday.
Annuals will be installed next week. Pictures will be included in one of the upcoming blogs.
Palm fronds around the property were trimmed if they could be reached with a pole saw.
Two sabal palms are being monitored since we are seeing some browning on the new shoots. There is no sign of Gamaderma which is a very good thing.

Seasonal Residents
Just some reminders for the seasonal residents.
• Please turn off the water source serving the unit to ensure against any water damage in the event of a leak within the unit.
• Please provide courtesy notification to the association office of any visitors utilizing the unit in the unit owners absence, this serves as a security and safety function for both the unit and the association.
• Please provide the association with a phone number where you can be reached to ensure the association's ability to contact you in the event of an emergency within your unit.
• It is mandatory that the unit owner sets the units temperature control to 78-80 degrees to discourage the growth of mold or mildew within the unit or the exterior of the unit. * It is also a good idea to change your thermostat battery before you leave. If the battery dies, your ac will turn off.
• Please change your mailing address to your Northern Address with the association. All requests must be put in writing and can be emailed to Amy@sterlingpropertyfl.com.
• It is a good idea to have a homewatch company watching your home in your absence.
• Please remove fan blades from fans on your lanai – during storm season, these can become projectiles. Removed everything off of your lanai.

Library - New Addition
Michelle has worked very hard to fully stock the library in the business center. This of course was also achieved by homeowners donating books and audio tapes to the library. Thank you Michelle for organizing the donations and thank you to those homeowners that donated to the library.

Theater – DVD Library
A book case of DVDs has been put in the theater. If you take a movie out of the theater please remember to return it - thank you.

Front Fountain
The front fountain will be turned off every morning from midnight to 6 AM to save energy costs.
