Update - March 28th, 2012

Dryer Vent Cleaning Progress
Today we were able to finish up the 01, 02, 03 and 05 stack in the east tower. Tomorrow we will finish 06, 07, and 08 stacks in the east tower. I would like to thank everyone for their understanding and patience during this project. It has gone very smoothly the last three days.

HE (High Efficiency) Detergent (originally posted December 9th, 2011)
We have had issues in two units with soap suds coming up in their toilets/drains. The engineer and plumber has asked the association residents to start using HE detergent in the wash machines. We are hoping this will correct the problem as it has in other communities.

Watering Plants
Please be courteous to your neighbors when watering your plants out on your lanai. We have received a few complaints regarding owners overwatering the plants and dripping onto their neighbors lanai below.

Tenants and Guest
Just a reminder - If you have annual/season tenants or guest in your unit, you have a responsibility to inform them of things that are posted in the blog. Most tenants have provided me with their email address and are included in the blog.

Front Fountain
We are experiencing problems with the front fountain. A service order has been put in to find out what is wrong with it. In the mean time, the pool company has turned off the fountain to prevent the motor from burning up.

Update - March 27, 2012

Dryer Vent Cleaning
Yesterday was the first day of the dryer vent cleaning and we were able to get ½ the west tower done. Yesterday we did the 01,02,03 and 04 stack. Here is the schedule for the next few days:
Today – 05,06,07,08 West Tower
Tomorrow – 01,02,03,04 East Tower
Thursday – 05,06,07,08 East Tower
If there are any delays, I will update everyone via the blog.

Trash Chute Cleaning
The trash chutes will be professionally cleaned April 4th. Just a reminder, please do not throw styrofoam or cardboard down the trash chutes. Please take the strofoam to the dumpster and the cardboard to the recycling bins. Yesterday Michelle and Roberto unclogged the east tower trash chute in the 01 stack because of this.

Homeowner Item Missing
One of our homeowners is missing a decorative frog that was taken from their front door. It is about 24 inches high on a piece of wood, made out of fabric and has a straw hat. If you have seen it or know where it is, please let me know.

Noise Complaints
Apparently a lot of people have been experiencing noise issues coming from other units. In the last two weeks, two homeowners have complained about noise – one was kids running in the unit and walkways, and the other complaint was scratching on floor and moving furniture. Please try and be considerate to your neighbors.

Super Sliders – Resident Recommendation (originally posted October 13th, 2010 and January 3rd, 2012)
We have received complaints from residents regarding noise coming from the upstairs unit when chairs or furniture are being moved around on the tile. One of North Star’s Residents provided me with some information on furniture sliders that they have used in their condo. The name of this product is Super Sliders by Waxman. They can be found at Lowes or Home Depot for just over $4 for 4 of them. They are self sticking and are to be applied to each leg. They eliminate the noise you hear when sliding a chair across the floor.
*This is just another reminder since we got two calls in the last week about noise from units above and/or next to them*

Association Employees (Rules and Regulations, Section 29 – Use of Employees) – Originally posted January 11th, 2012
Employees of the association are not to be engaged by Unit Owners during such employee’s normal working hours, for personal errands or any other work, which is not within the scope of the applicable employee’s duties. The Board of Directors, through a management company engaged by the association, if any, shall be solely responsible for directing and supervising the Association employees.

Light Out in Back Fountain
It was reported earlier this week that there is a light out in the fountain by the pool. They will be out Monday to take care of it.

Update, March 21st 2012

Gym TV
The TV in the gym is not working. The TV was checked yesterday and the TV is in working order. They said the problem might be with the outlet or the breaker. I checked all the breakers and it is not tripped. Since it looks like it is an outlet issue, the electricians have been called and will be out this week. In the mean time, we have an extension cord plugged into another outlet for the TV to work in the meantime.

Storage Units
I have just done an audit of storage units for all the unsold units. Here is a list of the units that either have stuff in them or have a lock on it.

Just a reminder, glass containers are not allowed down at the pool.

Reminder
The window washing will be here next week. They are scheduled for Monday to Thursday but they might need an extra day since they are helping the dryer vent company. The dryer vents will be cleaned starting Monday at 9 AM. We will be starting in the West tower, penthouse floor and working our way down. They are scheduled to be here until Thursday.

To whoever is parking in this spot: This parking spot and storage is not assigned to your unit, it is assigned to a unit that will be closing in two weeks. A notice was put on the storage unit last week and was taken down by someone as it is not there now. Please remove your lock and items from the storage unit immediately.

To whoever is using this storage unit: These storage units are not assigned to your unit. They are assigned to units that have just closed. Please remove your lock and shelves and other personal items from the storage units.

Trash Around the Pool Deck
The last few mornings, there has been a lot of trash around the pool deck. Please dispose of your trash in the proper trash receptacles.

If you have a delivery please instruct the driver not to prop open the doors.

Update - March 6th, 2012

Dryer Vent Cleaning and Window Washing
The association will be having all owner occupied unit’s dryer vents cleaned out starting March 26th to March 29th. All units will need to be accessed in order for Lint Doctor to clean the vents. They will be working from the inside and pushing the debris out. They will be working with the window washers who will be repelling off the building to clean the outside of the vents. Please have items removed from around the dryer as they will need to pull it out a bit to access the vent.

Bladder Tank Project
The owner of the unsold units (the bank) will be working on putting in bladder tank and 125 psi expansion valves to their units. This is in addition to the PRV on the water heaters in the units. Since the owner of the unsold units is having this done in 56 of their units, Water Works wants to extend this offer to the homeowner if they would like to do this as well. The way the plumbing was originally installed is up to plumbing code but the bladder tank will absorb the excess pressure if the PRV in the units fails and will prevent the existing 100 psi expansion valves from dumping prematurely. If you would like to do this in your unit, please get in touch with Water Works for scheduling and pricing. Their number is 239-574-2326.

Clothing Cart – East Tower
Please remember to return the carts back to the lobbies. We have had a resident in the East Tower looking for the Clothing Cart for over a week. If you have it, please return it to the lobby.

East Tower Garage Gate Code
All of the back gate codes were changed yesterday morning except for the East Tower Garage Gate. For some reason the key pad was not working and I was not able to change the code, use the old code or my master code. A call has been placed into the company to come out and fix the keypad.

Men’s Shower in the Locker Room
It was reported to me yesterday that one of the showers in the Men’s locker room has very low pressure. Water Works will be out here to fix it.

Notary
I have renewed my notary and should have my stamp in a few weeks. If you need anything notarized, please let me know and I will take care of it for you. This was requested by one of our homeowners that someone at North Star have their notary and since I had it in the past, I was able to renew it very easily. Once my stamp comes in, I will let everyone know.

Email
Sterling is in the process of switching email systems. I am working off of two email systems and getting some emails on one and some on the other. If I do not respond to your email within an hour or two, please give me a call since I might have not seen it.

Elevators/Lobby Doors
One elevator in each tower is on independent service to allow homeowners to move in. Those elevators that are on independent service are designated for the movers. Please be patient when waiting for an elevator since there is only one elevator serving the towers today. We have instructed both movers to keep the lobby doors shut while moving in.

East Tower Cabana AC
The ac in the East Tower cabanas has been fixed. If you experience any more problems with the ac in the cabanas please let me know.

Trash/Recyclables
Please remember to break down your boxes and put the trash and recyclables in the correct bins. We are still having problems with this. Also, the bins were to be delivered to the property on Wednesday and that did not happen. I have sent an email and called in to Waste Pro to see what the hold up is and at this time, I have not heard back from them.

Front Gate Selcom System (entry system) – Update to Post February 23rd, 2012
The board has been replaced in the front gate entrance system. However, once they replaced the board, it was apparent that the phone line going from the building to the unit was shorting out as well. They were out here this week and reran the line. Everything is up and running. They will also be repairing the board that was going bad so the association has a spare.

Landscape Report
On Tuesday, I meet with the landscape client service representative to go over the landscape and any issues we might be having. These are the issues and what is being done about them.
• The beach will be raked Monday March 5th.
• The weeds in the cracks will be taken care of on Thursday, March 8th.
• On the next pruning date, they will shape the arboricola, trim the jasmine and the bougainvillea around the columns in the gardens at both towers.
• By the west tower, they will prune the suckers off the Orchid Tree.
• They will provide plant separation between the Hibiscus’ and the awabuki throughout the property, in which case they will reduce the hibiscus by 1 foot.
• At the tennis courts they will reduce the Dwarf Firebush by 50% to promote growth.
• They will also be removing weeds from the Fakahatchee around the property.

In addition to this, the next pruning of the shrubs is scheduled for the week of March 12th. The shrubs will be fertilized the week of April 5th and the turf application will be scheduled in May. The next IPM (Integrated Pest Management) is scheduled for April. The irrigation inspection will be done the 2nd week of April. Since we have had some major issues with the irrigation in the last three months (since a new tech came aboard) our old tech, Angel who was promoted will be back at the property to do all inspections, repairs and audits. Having Angel back should take care of all of our irrigation issues.

Motorcycle/Scooter Parking
Section 17.23 regarding Parking and Prohibited Vehicles states:
“...No more than one (1) motorcycle or motor scooter may be parked in a single space, , and in no event may a motorcycle or motor scooter be parked in the same parking space as another vehicle or between any parking spaces…”

Walk Way Lights – Back of the Property
Tri-City was here today to take a look at our lights out back that were reported as being out. We have 9 lights out on the walk ways on the back of the property and 5 parking lot lights out. The ballast and lights have been ordered. Once they come in, Tri-City will be back out here to replace. I will let everyone know when that will be.

Reminder – Back Gate Codes
The back gate codes change Monday, March 5th, 2012. The code was emailed out February 28th to all residents. If you have not received the code, please let me know.

Cabana Owners
One of our owners is missing one of their rugs that was their cabana during the flood. Fireservice might have mistakenly moved this rug to another unit. The rug is square and is green and beige. If you find the rug or something that is not yours in your cabana, please let me know.
