Clubhouse Water and Plumbing Repair
First of all, I would like to apologize to all the homeowners for the water not being restored to the clubhouse on Saturday. Water Works found the part that was needed to make the repairs to the PRV and asked for it to be overnighted to one of the lead techs house before Noon on Saturday to be installed the same day. Unfortunately this did not happen. It was mistakenly sent to the supply warehouse instead. Water Works was here this morning and started work on the PRV. They found out after they opened the PRV, it was not the diaphragm. The connecting shaft, between the portion of the valve that moves and the portion that does not move, the threads have rotted along with the nut. This is what caused the PRV to fail. There are two options, to replace the PRV or do away with the PRV all together since it only services the clubhouse and does not need to be run through the booster pump as it currently is. Both would be around the same price and about the same time frame. To get the PRV to us or install the new piping is going to take a few days. We are going to do away with the PRV and install the new piping, this will prevent this incident from happening again. None of the water in this loop goes anywhere above the 2nd floor. Incoming pressure from the city is about 50 pounds or so. Another building shutdown will occur and should only be down for 3 hours. they will cut in another 6" tee into the main ahead of the booster pump, reduce the sidearm to 3", run the line out and around the booster pump, and finally connect back into the existing riser for the clubhouse. No PRV would be required at all as it will be running only on city pressure. I am waiting to hear back from the plumber on when this will be. I will give everyone an update via the blog once I know the date and time of this project. I am so sorry for the inconvenience this is causing for everyone. We are trying to get this resolved as soon as possible.
Recycling Totes
Waste Pro has confirmed our order for three additional totes per building and they will be delivered by this Wednesday.
Irrigation – Tennis Courts and Decoders
We have been having issues with the irrigation around the tennis courts. They are set to go off around midnight but some of the days they are going off around 9 AM. Greenscapes has been working on this and is trying to find out the problem. When they were on the property late last week they also discovered a few decoders going bad which means no water was getting to this area. The lead irrigation tech was out here again today and was able to update the software in the decoders and were able to get some working. They are going to try to update as many as possible today that they can if the weather holds up. They will be back Thursday to finish everything and revisit the tennis court issue.
Elevators
Kone was out here today to replace the push button on the 3nd floor, elevator two – west tower. While they were out here they performed preventative maintenance on the standard module and signals on the tower elevators (1,2,4 and 5). If you experience any problems with the elevators, please let me know.
